Early sketch designs establish the project's layout, form and scale, providing a foundation for discussion and refinement.Interior DesignWe explore spatial requirements, materiality and the overall design direction, developing an initial mood board that establishes a cohesive interior vision alongside the architecture.Project ManagementWe establish the project's key parameters, including budget aims, program, consultants, authority requirements and performance objectives, creating a clear framework to guide the stages ahead.

The concept stage is where ideas begin to take shape. Following the concept stage, the design is developed in greater detail, refining layouts, material selections, construction methods and consultant coordination. This stage moves the project from a conceptual idea to a considered and coordinated design intent.​ArchitectureThe architectural design is progressed through the refinement of spatial planning, construction methodology, key details and material palettes. Structural, services and specialist consultant input is integrated to establish a coordinated and buildable design.Interior DesignInterior spaces are developed in greater depth, refining layouts, joinery, materials and fixture selections. The interior design is considered alongside the architecture to create a cohesive and consistent design language.Project ManagementWe coordinate the consultant team, defining clear scopes to support authority approvals and tender preparation. Ongoing reviews of budgets, buildability and program help maintain alignment with the project's objectives.

Where planning or development approval is required, we manage the process in collaboration with the consultant team. Our role includes preparing the architectural submission, responding to requests for information, and supporting approval strategy and council negotiations throughout the assessment process.​ArchitectureWe prepare a comprehensive planning package, including site plans, floor plans, elevations, sections, shadow diagrams and supporting documentation. The design is refined to align with the planning strategy while responding to relevant codes, overlays and site-specific constraints.Interior DesignInterior design evolves alongside the approval process, coordinating any required changes while maintaining the integrity of the overall design vision.Project ManagementWe coordinate the consultant team throughout the approval process, assisting with submissions, lodgements and council liaison. Working closely with planners, surveyors and engineers, we support the planning strategy while maintaining alignment with the broader project objectives.

This stage prepares the project for market pricing and builder engagement. Through our builder network, we support a structured tender process, aligning design intent with construction methodology, cost expectations and builder capability. We then assist in evaluating submissions, selecting a builder and preparing for construction.​ArchitectureA major stage of design coordination is undertaken, integrating consultant input while further resolving construction methods and detailing. The design is documented through coordinated drawings, schedules and specifications, forming a comprehensive tender package that supports accurate pricing and informed builder comparisons.Interior DesignThe interior design is coordinated into a detailed documentation package, including joinery drawings, finishes schedules, lighting layouts and fixture selections, providing a clear basis for pricing and construction.Project ManagementWe coordinate the consultant team throughout tender, reviewing budgets, program and buildability as pricing is received. Our two-stage tender process includes expressions of interest followed by formal pricing submissions from a shortlisted group of builders. We assist with value management, builder selection and contract negotiations before construction begins.

Following builder engagement, the design is finalised and documented for construction, incorporating input from your builder, consultants and suppliers. The completed documentation is submitted for building approval and provides the coordinated information required to commence construction.​ArchitectureArchitectural documentation is finalised, incorporating builder and certifier feedback while resolving construction details, schedules and specifications. The result is a coordinated set of drawings that supports both building approval and construction.Interior DesignInterior documentation is finalised, including joinery drawings, finishes schedules, lighting layouts and fixture selections. The documentation is coordinated with the architectural package to support procurement and construction.Project ManagementWe coordinate final input from consultants, builders, suppliers and trades, managing the completion of the documentation and submission for building approval. Ongoing program coordination supports a smooth transition into construction.

With construction underway, we can remain involved to support the delivery of the completed project in accordance with the design and contract documentation. Our role may include site attendance, responding to queries, reviewing shop drawings and monitoring construction progress. Where appointed as Superintendent under the building contract, we administer the contract on your behalf through to completion.​ArchitectureWe attend site throughout construction to observe progress and alignment with the architectural design intent. We assist in resolving site queries, review shop drawings and work closely with the builder and trades to support the design as construction progresses.Interior DesignWe continue supporting the interior design throughout construction, assisting with detail resolution, reviewing joinery and supplier shop drawings, and monitoring the implementation of materials, fixtures and finishes against the documented design.Project ManagementWe coordinate with the builder, consultants and trades throughout construction, responding to RFIs, assisting with coordination and monitoring project progress. Where appointed as Superintendent, we administer the building contract, including instructions, variations and progress claim assessments.
